Welcome! We’re so glad you’re here. We’ve created this page to share everything you might want to know before – and during – your stay. From the quirks of our 115-year-old home to the thoughtful little touches that make Parkside Acoustic unique, we hope this guide helps you feel right at home.
Take a few moments to look things over, and if anything’s still unclear, we’re just a message or call away. We’re always happy to help!
Before You Book
Making a Reservation
To reserve your stay, we ask for a 30% deposit at the time of booking. The remaining balance is due no less than 7 days before your arrival. (If you’re booking within 10 days of your stay, the full amount will be charged when you reserve.)
- Our rates cover one or two guests per room (maximum occupancy is two).
- Please note room rates don’t include the 11.5% occupancy tax (city and state).
- We kindly ask for full payment even if you need to arrive late or leave early, as we reserve the room especially for you.
- If plans change and you can’t make it, please let us know as soon as possible.
When you book, it’s really helpful if you tell us about any food preferences or allergies (vegan, vegetarian, dairy-free, etc.) so we can make your breakfasts just right.
Cancellations & Changes
Plans change – we get it! If you need to cancel:
IMPORTANT: We are not able to offer refunds due to changes or cancellations in the OSF (Oregon Shakespeare Festival) schedule. Reservations cancelled outside of our cancellation window are non-refundable, even if OSF events are adjusted or canceled.
We are a small business, and last-minute cancellations greatly affect us, so our cancellation policy is strictly enforced. We encourage our guests to look into travel insurance, just in case unexpected events – like illness, weather, or other surprises – affect your plans.
Traveling with Children
For the comfort and enjoyment of all our guests, Parkside Acoustic Bed & Breakfast welcomes well-behaved guests aged 15 and older. Younger children may be accommodated under special circumstances – please contact us to discuss your needs so we can determine how to best serve you.
Accessibility Notes
There's just no other way to say it: you must be able to navigate a flight of stairs to stay at Parkside Acoustic. The historic nature of the house includes some unavoidable accessibility challenges, and we want every guest to have the best possible experience. We encourage you to review our Accessibility Statement for more details to ensure a comfortable stay.
Arrival & Departure
Check-in & Check-out
Check-in is between 3:00 and 7:00 p.m. We love welcoming our guests in person, giving you a quick tour, and answering any questions to help you feel right at home. To help us plan, please call or text us at 541.209.0049 on the day of arrival to confirm your estimated check-in time.
- Early Arrival: Hoping to arrive before 3:00? Let us know in advance and we’ll do our best to accommodate you, though we can’t always guarantee early access.
- Late Arrival: Arriving after 7:00 p.m.? No problem at all – just give us a heads-up and we’ll happily arrange a self-check-in so everything is ready for you when you get here.
Check-out is by 11:00 a.m., giving you plenty of time to enjoy a slow, relaxed morning before heading out.
Parking
While we don’t have designated parking, street parking is typically easy to find right out front. However, during large events in Lithia Park, finding a spot can be more challenging. If you arrive during an event, let us know – if possible, we will save you a parking spot, or we can direct you to a spot to drop off your luggage before parking.
Bicycle Parking & Equipment Storage
We have two designated bike-parking spots in the carport where you can securely lock your bicycle, along with room for skis, hiking gear, motorcycles, and other bulky items. The carport has a locking door and is monitored by a security camera; however, storage is at your own risk. Parkside Acoustic B&B is not responsible for damage or theft.
Wi-fi Access
Our guest Wi-Fi is complimentary and password protected – details will be provided when you check in. The signal is generally strong throughout the house and porches, but like all things in life, it can occasionally be affected by weather or atmospheric quirks (welcome to Oregon!).
Streaming, emailing, and staying connected should be a breeze – but if you run into any issues, just let us know and we’ll do our best to help.
During Your Stay
Breakfast at Parkside
Breakfast is served upstairs in the dining room at 8:30 a.m. on weekdays and 9:00 a.m. on weekends. If you’re our only guests that night or have a special request, we’re happy to adjust the time – just let us know ahead of time, and we’ll do our best to accommodate you.
Our menu changes often, inspired by the seasons and what’s fresh in the kitchen. Each morning, you’ll find at least one special main dish alongside everyday favorites like yogurt, fresh fruit, and our delicious homemade maple nut granola.
For early risers, granola, fresh fruit, baked goods, and breakfast beverages are available from 7:30 to 10:00 a.m.
Prefer a quieter start? A breakfast basket can be delivered to your room upon request.
Please let us know about any food sensitivities, preferences, or eating styles (e.g., vegan, vegetarian, dairy-free, etc.) when you make your reservation so we can plan accordingly.
Housekeeping
During your stay, we respect your privacy and aim to provide a comfortable, home-like environment. We do not provide daily housekeeping service, but if your visit extends beyond three nights, we will enter your room on the third day to perform a light tidy-up. This includes refreshing the bathroom, removing any trash, and making sure everything is in good order. For longer stays, we’ll continue to check in and provide this light service every few days. If you prefer not to be disturbed or have specific housekeeping needs, just let us know – we're happy to accommodate when possible.
Microwave & Dishes
Need to warm up last night’s leftovers? There’s a microwave in the breakfast room especially for guest use; it's available any time the upstairs is open. (Generally, breakfast - 7:30 p.m. daily.)
If dishes find their way into your room, you’ll find a small enameled wash basin provided. Please place used dishes in the basin and either bring them upstairs during your stay, or set them on the café cart in your room when you check out. We’ll take it from there.
To help keep our plumbing happy, please don’t wash dishes in your bathroom or room sink.
Household Allergens
We have lifelong personal experience with household allergy issues, and we take them very seriously. We use dye and fragrance free laundry detergent, and 100% cotton bedding whenever possible. (Note that pillows, comforters, and duvets are filled with alternative down, a polyester-based fill.)
TV-Free Guest Rooms
At Parkside, we believe in making space for life’s quieter pleasures. You won’t find TVs in our guest rooms – just the perfect setting to curl up with a good book, sip something on the porch, or let music and conversation fill the evening.
Caring for Our Vintage Plumbing
Our vintage plumbing is charming but a little sensitive. Please only flush toilet paper and natural waste – no wipes, paper towels, feminine hygiene products, dental floss, or anything else. Please discard items in the trash.
Our Pet Policy
For the comfort of all our guests – and for Jack's well-being – we cannot accommodate pets at Parkside Acoustic Bed & Breakfast.
We also want to be clear about animals that may accompany guests:
- Emotional Support Animals: Unfortunately, we are unable to accept emotional support animals at this time.
- Service Animals: We welcome guests with qualified service animals as defined by the ADA (Americans with Disabilities Act). If you plan to bring a service animal, please let us know ahead of time so we can prepare for your arrival.

Meet Jackson Browne ("Jack")
We have a charming indoor-only cat named Jack who proudly calls Parkside Acoustic home!
Jack is never allowed in the kitchen or guest bedrooms, and during breakfast he stays clear of the dining area. But during the day, you might catch him lounging around the house or hear his playful zoomies echoing down the upstairs hallway at unexpected times.
Jack has a spirited and playful nature but gets easily overstimulated, especially when hands get too close to his face. We recommend enjoying his company from a comfortable distance.
To keep Jack safe and happy, please don’t let him outside or invite him into your room.
(Heads up: Jack might try to win you over by standing at the front door and giving you those irresistible big green eyes – Puss-in-Boots style – convincing you he’s meant to be an outside cat. Don’t fall for it! He has a wonderful catio out back to play in, and the local birds like it that way.)

A Smoke-free Stay
We’re a 100% smoke-free property – inside and out. That includes all indoor spaces, porches, and shared areas. This applies to cigarettes, vapes, and marijuana.
Because we’re located in a high fire-risk area, we ask that if you do need to smoke, please do so off-property and take every precaution to fully extinguish and safely dispose of smoking materials. One stray ember can have serious consequences, especially in dry summer months.
For the safety and comfort of all our guests, we also don’t allow burning candles or incense anywhere inside the B&B.
All indoor spaces are equipped with smoke detectors. If smoking does occur indoors, a minimum $250 cleaning fee – possibly more – will be charged to return the room to a clean, non-smoking condition.

Peace & Comfort
Quiet Hours: 9:30 PM – 7:30 AM
We want everyone to enjoy the peaceful, laid-back atmosphere here at Parkside. To help make that possible, we observe quiet hours from 9:30 p.m. to 7:30 a.m. During that time, we ask guests to keep voices low and avoid loud music or other noise in shared spaces and guest rooms. You're welcome to come and go as you please – just be mindful of other guests who may be resting, reading, or simply soaking up the quiet.

For your comfort and security, we’ve installed discreet security cameras on the exterior porches and pathways, as well as in the shared music room. These help us monitor the property and ensure a safe, welcoming environment for all our guests.
Your privacy is always respected: There are no cameras inside guest rooms or private spaces – only in public areas used by all guests. The cameras are simply there to support your peace of mind during your stay.
On Peace & Quiet
Our location in a quiet wildlife corridor means it’s usually incredibly calm around here – so much so that the only real complaint we get is: “It’s too quiet!” (Granted, that’s mostly from our city-dwelling relatives, but still.)
Most days, you’ll hear little more than birdsongs and the soothing rush of Ashland Creek. Traffic is minimal, and the atmosphere is serene. That said, life brings the occasional sounds:
- Bandshell Concerts: We’ve paid to attend concerts where we were farther from the stage than we are sitting on our own front porch during a Bandshell show! If you're staying with us on a concert evening, you’ll definitely be able to hear the music! That said, Bandshell concerts are free, and events are always respectful, well-run, and wrapped up by 9:30 p.m. – just in time for a good night’s sleep. (Each room includes complimentary earplugs and a white noise machine, just in case.)
- Charming Old House Sounds: You may hear the occasional creak from the upstairs floors – that’s just the sound of our 115-year-old home doing its thing. Jack sometimes gets a case of the zoomies, too. We hope you'll find it all part of the cozy, lived-in charm.
- Storyteller Room Guests:
- One wall of the Storyteller Room shares space with our laundry room. We do our best to avoid running laundry while guests are in the room, but occasionally it can’t be helped. The walls are solid, but you may hear the hum if the washer or dryer is going.
- The Storyteller's sitting area is directly under the kitchen, so you will hear us walking around up there when preparing meals.
So in short: Yes, there are occasional sounds – but 98% of the time, it’s so quiet you’ll forget you’re in town at all.
Stewardship & Sustainability
Sharing Space with Wildlife
One of the quiet joys of staying at Parkside is how close we are to nature. Tucked into a designated wildlife corridor and just steps from beautiful Lithia Park, we’re often visited by deer, birds, raccoons – and every now and then, even a bear. Seeing these creatures in their natural habitat can be a real treat, but it also calls for a bit of awareness and care.
To help keep both our guests and our wild neighbors safe, here are a few simple things to keep in mind:
- Please don’t leave food or trash outside, even for a short time – whether it’s on the porch, under the pergola, or anywhere else an animal might be tempted to investigate.
- If you're driving, especially around dawn or dusk, stay alert. Wildlife has the right of way – but they don’t always look both ways!
- Admire from a distance. Feeding, following, or trying to get close-up photos of animals can be harmful for them and risky for you.
While we do everything we can to provide a safe and comfortable stay, being in a natural setting means there’s always a bit of unpredictability. By booking a stay at Parkside Acoustic Bed & Breakfast, you agree to take personal responsibility for your own safety – and that of anyone in your party – and to release Parkside Acoustic B&B, its owners, staff, and fellow guests from any liability for injuries, damages, or losses that might occur on or around the property.
Our Sustainability Practices
We believe that hospitality and environmental care can go hand-in-hand. While we’re a small operation, we make mindful choices to reduce waste and create a more sustainable experience for our guests.
Here are a few ways we walk that talk:
- We avoid products with added dyes or perfumes whenever possible.
- All bedding is 100% cotton, with hypoallergenic alternative-down comforters and pillows – no feathers, no wool.
- We minimize single-use plastics and opt for reusable, recyclable, or compostable alternatives.
- Coffee lovers can enjoy biodegradable Keurig pods, and we brew our cold brew in reusable cotton filter bags.
- We clean with natural products whenever possible.
- Many of the herbs we use in our kitchen come straight from our own backyard organic herb garden.
We know sustainability is a journey, not a destination – and we’re always looking for ways to improve. Thanks for supporting our efforts to tread a little more lightly on the earth.
Caring for the Property
We love sharing our home with guests, and we put a lot of care into creating a comfortable, welcoming space for everyone who stays here. In return, we simply ask that you treat the house and its contents with the same care you would your own.
If something gets damaged or goes missing – whether it’s a borrowed instrument, a piece of furniture, or anything else – we’ll ask the guest who made the reservation to cover the cost of repair or replacement.
Being a Thoughtful Guest
Parkside is a relaxed, peaceful place – and we love sharing it with people who appreciate that vibe. We simply ask that you treat the home and your fellow guests the way you would in a good friend’s cozy, welcoming retreat. A little kindness and consideration go a long way – and help keep this place feeling special for everyone.
